Commercial liability exposure is a business owner’s largest opportunity for financial collapse. Everyone can be sued regardless of fault and it is the company’s responsibility to defend against any claims related to negligence. The commercial general liability policy(CGL) provides defense cost as well as cover for “deemed” negligence for losses occurring due to an insured peril that occurs from your business operation.
If you are renting space from others you are also responsible for that space and Tenants legal liability is an inexpensive add on the CGL.
It is very important to note that without additional endorsements to the CGL (at a cost) there are very specific exclusions such as pollution, errors and omissions,(designing or installing specialized products or services) , professional service (consulting), etc.
Often businesses start out with a simple operation and then evolve into other services that are different than presented to the insurer originally. It is always a good practice to discuss change of operations with your insurance broker to ensure insurance coverage is provided. The onus is on the insured to update any changes to operations.
